  • Collection of all strata fees
  • Follow up and collection of any strata fees in arrears
  • Collection of any other funds receivable by the strata
  • Deposit to bank of all strata funds
  • Paying of all strata invoices
  • Maintaining accounting records of all strata financial information
  • Preparation of regular monthly and year-end financial statements
  • Preparation of annual budget


  • Arranging and overseeing all maintenance contracts such as garbage, landscaping, electrical, mechanical and all other maintenance required to ensure the safety, appearance, integrity and longevity of the property
  • Maintaining appropriate insurance coverage
  • In the event of an insurance claim, act as a representative for the strata with the insurance broker, insurance adjuster and all contractors


  • Enforce Bylaws, Rules/Regulations upon direction of Strata Council
  • Keeping and permitting access to all strata records
  • Preparing all necessary legal forms on the sale of a strata unit
  • Advising the strata on the Strata Properties Act and Regulations
  • Prepare agendas for strata council and strata general meetings in consultation with the strata council
  • Attend all strata council and general meetings
  • Take minutes of all meetings and distribute to owners as instructed
